What types of properties do you specialize in?
I specialize in farm properties, land and acreage, ranch properties, hunting land, and timber land across Wisconsin. Rural property is not one-size-fits-all, and each type demands different knowledge, different marketing, and different buyer outreach. I also work with residential homes and recreational parcels. Whatever you have, I will give you an honest assessment of where it fits in the market.
Do you work with out-of-state buyers?
Absolutely. Many of my buyers come from out of state, especially for hunting land and recreational property. I make it easy with video tours, detailed property documentation, virtual consultations, and local referrals for inspections and closing. You do not need to be in Wisconsin to buy here. A lot of my out-of-state buyers end up closing after seeing the property just once in person, or sometimes not at all until closing day.
How do you price land and farms?
Land and farm pricing goes far beyond what an automated algorithm can do. I look at tillable acreage quality and income history, fencing and infrastructure, access and water sources, recent sales of comparable rural properties, and current market demand for that specific type of land. I also factor in timber value, hunting potential, and any development or subdivision possibilities. With 500-plus closed transactions, I have real data to back up every valuation, not a guess.
What should I know before buying rural property in Wisconsin?
Water and septic are the first thing to verify. Not every rural parcel has a tested well or a perkable septic site, and those fixes can cost tens of thousands. Zoning matters hugely, especially if you plan to farm, build, or subdivide. Access and easements can be deal-breakers if they are not legally recorded. And timber or mineral rights may or may not transfer with the deed. I walk buyers through every single one of these before they write an offer so there are no surprises after closing.
How long does it typically take to sell a farm or land?
It varies by property type, location, and market conditions. Well-priced tillable farmland with good infrastructure can sell in 30 to 90 days. Hunting land and recreational parcels often take longer because the buyer pool is more specific and spread across the country. Properties with timber value require additional marketing to reach timber buyers. I set realistic expectations upfront and build a strategy that keeps your property in front of the right people as long as it takes to get the right offer.
Do you help with properties going through an estate or divorce?
Yes, I do. I have guided families through estate sales, probate sales, and divorce-related property transactions. These situations require extra patience, clear communication, and sensitivity. I make sure every party understands the timeline, the paperwork, and the value of what is being sold. I also work closely with attorneys and title companies to keep everything moving. If the process feels overwhelming, I help simplify it.
What is the difference between a rural specialist and a general agent?
A general residential agent knows how to sell a house on a half-acre lot. A rural specialist understands tillable income, fencing value, water access, habitat quality, timber valuation, and the nuances of easements and agricultural zoning. I know how a farm operates because I have lived that life. I know what hunting buyers look for because I work with them regularly. I know how to market timber value because I have done it. That knowledge translates into better pricing, better marketing, and better results for your property. You would not hire a podiatrist for heart surgery. Do not hire a residential agent for your farm or land.

Do you work with auction properties?
I can advise on auction properties if you are considering that route. Auctions can work for certain types of rural land, especially when a fast sale is the priority or when a property has broad appeal. That said, traditional MLS marketing with targeted rural outreach often brings stronger offers because it gives the market time to find the right buyer. I am happy to walk through the pros and cons for your specific property and situation.

I serve clients throughout Wisconsin. My primary coverage includes western Wisconsin (Pierce, St. Croix, Dunn, Pepin, and surrounding counties), southern Wisconsin (Walworth, Rock, Green, Lafayette counties), central Wisconsin (Wood, Portage, Marathon, Clark counties for timber and mixed ag), and northwestern Wisconsin (Barron, Rusk, Price, Sawyer, Washburn counties for hunting and recreational land).
