Road access. Can you get equipment in and out? Is it year-round or mud-season only?

Zoning & use. What can you actually do with this land? Residential, agricultural, recreational, or mixed?

Topography & drainage. Is it flat and farmable, or rolling and wooded? Does it drain or does it hold water?

Water & utilities. Well potential, septic feasibility, and whether the land has the basics for building or operating.

Market position. What comparable parcels have sold for, and how does this one stack up?
