How I Evaluate
Most agents list hunting land like it is a regular vacant lot. I list it like it is a specialized recreational asset, because it is. Here is what matters:
Habitat Quality
Food sources, bedding areas, water access, and the ecosystem that holds wildlife on the property year-round.
Trails & Access
Internal trail systems, stand locations, food plot potential, and how easy it is to get in and move through the property.
Cover & Timber
Thick cover for bedding, mature timber for mast production, and the mix of open and wooded ground that creates hunting opportunity.
Neighboring Pressure
What surrounds the property matters. Neighboring land use, hunting pressure, and conservation status affect your wildlife.
Reaching the
Out-of-State Reach
Hunting buyers come from Illinois, Iowa, and beyond. I market where they are looking, not just where the property sits.
Visual Storytelling
Drone footage, trail camera highlights, seasonal photography, and habitat documentation that shows the hunting value.
Content Marketing
Blog posts, social content, and educational material that positions your property as a serious hunting opportunity.
